The Ellinikon: what it means for a stay in Glyfada and Alimos
Europe's largest urban project sits on the old Athens airport. Here is what is open, and what it changes for a villa on the Riviera.
The Ellinikon is the redevelopment of the former Athens airport, between Alimos and Glyfada. It is routinely described as the largest urban regeneration in Europe. For someone booking a villa, the useful question is smaller: what can I actually visit, and does the building site change the house?
What you can do now
The Experience Park on the old runways is the part that is already a public place: lawns, gardens and a reason to spend a late afternoon that is not another beach. It is a good outing with children who have had enough sand, and it is a short hop from Alimos and the northern side of Glyfada. Beyond the park, much of the site is still a construction project: housing, a marina district, retail, and a coastal front that will take years. Treat renderings as a plan, not as a neighbourhood you can walk tonight.
What it means for Glyfada
Glyfada's northern edge is no longer the back of an abandoned airport. Over the next decade that edge becomes a new piece of city, which is good for the suburb and noisy for the streets closest to the fence. A villa in Ano Glyfada is barely affected. A house marketed as "next to the Ellinikon" may be next to a crane. We say which, because the difference is the stay.
What it means for Alimos
Alimos already had the marina. The Ellinikon adds a long-term reason for the area to matter, and a short-term reason to ask about dust and traffic on the specific street. The marina itself, for a yacht day toward Aegina, is unchanged. Book the boat separately. Stay in Alimos if you want that waterfront. Stay in Glyfada if you want the restaurants and you are happy to visit the park once.
How to use it in a villa week
One afternoon in the park, not a daily commute into a building site. The beach clubs and Voula are still the coast you came for. The wider map is the Athens Riviera guide.
FAQ
Is the Ellinikon finished?
No. The park is open. The city around it is not. If a listing implies you can live inside the finished district, it is ahead of the calendar.
Should I avoid villas near the site?
Not automatically. Ask how close the plot is to active works, and whether the balcony faces them. We will not put a house on the site if the answer is unpleasant.
Is it worth seeing?
The park, yes, once. It is the most interesting new outdoor space on this side of Athens, and it is free of the beach-club script.
